How Much Does a Roof Replacement Cost in Illinois? (2026 Guide)
What drives the price of a new roof in the Chicago suburbs — materials, labor, size, and what to watch out for in estimates.
What you'll actually pay in 2026
Most asphalt shingle roof replacements in the Chicago suburbs run somewhere between $15,000 and $50,000 for a typical single-family home. Larger homes, complex rooflines, premium materials, or storm-related repairs to decking can push that higher. Smaller homes with simple gable roofs come in lower.
What drives the price
Roof size is the single biggest cost factor, but it isn't the only one. The number of valleys, hips, dormers, skylights, and chimneys all add labor. Steep pitches require extra safety setup. Tear-off of multiple existing layers costs more than going over a single layer (when code allows). Decking that needs to be replaced after tear-off is usually a per-sheet add. And material choice — standard architectural shingles versus premium designer shingles versus impact-resistant — can swing the total by thousands.
What a real estimate looks like
A legitimate Illinois roofing estimate spells out: tear-off scope, decking allowance, ice and water shield coverage, underlayment type, shingle brand and product line, ridge vent linear footage, flashing details, manufacturer warranty, and workmanship warranty. If you get a one-page quote with just a single number on it, ask for the detailed scope. Anyone unwilling to walk you through their work is a red flag.
How to compare bids fairly
Get three estimates. Make sure each one is quoting the same scope — same shingle line, same underlayment, same ice-and-water coverage, same warranty. The cheapest bid usually skips something. The most expensive isn't always the best. The right one is usually the one in the middle from the contractor with the best license, insurance, and references.
