Full tear-off on a Prospect Heights home, finished September 2026. The old three-tab shingles came off to bare deck and the plywood underneath turned out to be soft or rotted across a large part of the roof, so 26 sheets were replaced before anything new went down. Ice and water shield six feet up from the gutter edges and three feet in every valley, synthetic underlayment over the whole roof, then architectural shingles in black. New metal flashing at the chimney, the roof vents exchanged with eight more added for attic airflow, and new kitchen and bathroom exhaust vents. We had replaced the gutters on the same house in the spring.

Steel panel roof on a brick garden shed in Winnetka, finished September 2026. Tearing off the old roof uncovered rotted framing along the eave and at the peak, so the bad wood came out and was rebuilt before anything new went down. Ice and water shield over the whole deck, then ribbed steel panels in burnished slate. The owner had looked at synthetic slate and at standing seam before choosing steel panels.

An active ceiling leak traced back to a failed seal where a window wall meets the low-slope roof. We found the water path first rather than guessing at it, then cut out the old sealant, prepped the junction and rebuilt the seal. Finding the actual source is most of the work on a leak call; the repair itself is usually the easy part.

Mature trees over the house had packed the gutters solid. Cleared every run and downspout by hand, flushed them to confirm flow, and looked over the roof while we were up there. Gutters that cannot drain are one of the cheapest ways to end up with a much more expensive problem.

Gutter, fascia and soffit work in Chicago's Norwood Park neighborhood, the second job we've done for this owner. Clean gutter run and new white fascia and soffit installed to replace worn material. Repeat-client work is the part of the business we care about most.

Full flat roof replacement for a returning customer in Chicago's Old Town neighborhood, one of several properties we've worked on with this owner over the years. Tore off the existing roofing and wood deck, then installed 2.6" ISO insulation, base and smooth modified bitumen, an aluminum reflective coating, and new galvanized scupper boxes.

Flat balcony roof leak repair on a classic Winnetka stone home. Cleared debris, replaced failing flashing, re-caulked seams, and applied two coats of Gaco Silicone Roof Coating. Also corrected upper-roof drainage with new elbowed downspouts.

Commercial roofing project on a Chicagoland church. Full tear-off and replacement on a steep-slope structure with multiple roof sections. Copper flashing and copper details throughout.

Re-roof with asphalt shingles on a multi-story commercial building. Removed existing gutters and downspouts throughout. Installed new gutters on the big dormers, one on the east side and two on the south side of the building.
