Estate-home residential

If you own a premium home on the North Shore or in Lake / Cook County

Cedar shake, natural slate, synthetic slate, copper flashing, designer architectural shingle. We've worked Winnetka, Glencoe, Kenilworth, Highland Park, Lake Forest, Lake Bluff, Bannockburn — the architectural review jurisdictions, the HOA covenants, the historically-correct material specifications. When the architectural review board has to approve your roof material before tear-off, we've been through that submission process more times than we can count.

How big is your team and your capacity?

We're a mid-sized family-owned operation — large enough to handle complex multi-month estate projects or multi-property commercial portfolios, small enough that the owner is involved on every project. Capacity scales with crew availability; for new commercial portfolios we typically have a 2-4 week onboarding window before we're embedded in the maintenance schedule.

What's your average project size?

Residential replacement projects typically run $15,000–$60,000 for standard homes, $80,000–$300,000 on premium-materials estate properties (cedar shake, slate, designer architectural). Commercial flat-roof projects run $50,000–$500,000+ depending on building size and system. Targeted repairs run $1,500–$30,000. Capital planning and maintenance contracts on multi-property portfolios scale with property count.

Are you a storm-chaser or insurance-claim specialist?

No. We do storm-damage repair work for our existing customers when their roof takes a hit, and we document insurance scope properly for adjusters. But we don't chase storms, don't do door-to-door post-storm sales, don't pressure customers to file claims, and don't waive deductibles (which is illegal in Illinois). If you're looking for that contractor profile, we're not it. If you've had a bad experience with one and want a contractor who won't operate that way, we're worth a call.

How do you handle architectural review and HOA approval?

We've worked through Lake Forest Historic Preservation Commission, Winnetka village review, Highland Park preservation overlays, Bannockburn private covenants, and most North Shore village permit processes. We submit material samples, scope documents, and color boards as required. Approval timelines run 4-8 weeks on designated properties. We've never had a project rejected at review when the material specification was historically appropriate.

What's your maintenance / capital planning offering for commercial portfolios?

Structured preventive maintenance contracts — quarterly visual inspections, post-storm assessments, repair-as-needed at contract pricing, 5-year capital plan documentation. We pair the maintenance contract with annual capital planning meetings so property managers have realistic budget forecasts for upcoming TPO, modified bitumen, or built-up replacements. The goal is no surprises in your operating budget.

The lifecycle math nobody talks about

Cheap option

$28,000 architectural shingle roof, year-1 cost

Aluminum flashing, basic underlayment, 25-year nominal warranty. Realistic lifespan in Chicagoland: 15-18 years. Failed flashing leads to interior water damage at year 12. Lifetime cost across 30 years: roughly $58K-$72K including ongoing repair and earlier replacement.

Premium option

$120,000 cedar shake or synthetic slate, year-1 cost

Premium material, soldered copper flashing throughout, architectural-review submission included. Realistic lifespan: 30 years (cedar) or 50+ years (synthetic slate). On a multi-generational hold, the math works out across one roof cycle. On an under-10-year ownership horizon, this is overspec — and we'll tell you that.
