The Best Time of Year to Replace a Roof in Chicagoland (From 30 Years of Experience)

Every season has trade-offs. Here's what a 30-year Chicagoland roofer actually recommends — and why late spring through early fall usually wins, even if it's not the cheapest window.

The short answer

Late spring through early fall (May through October) is the best time to replace a roof in Chicagoland. Temperatures are in the sweet spot for shingle sealant activation, dry-weather windows are longer, and crews work at full productivity. November through April is possible — we do it regularly — but has trade-offs. Here's what each season actually looks like.

Spring (April–May): the booking window

Spring is when most Chicagoland homeowners start thinking about roof replacement after a winter of noticing issues. April weather is unreliable — freeze-thaw is still happening, rain disrupts schedules, and crews get weather delays. May is when the season actually opens. Pros: prices are reasonable (before peak demand kicks in), scheduling is still flexible, and you get the full summer to discover any issues before cold weather. Cons: early spring can still be cold, and April jobs sometimes get pushed into May anyway. If you want a May or June installation, start getting quotes in March.

Summer (June–August): peak season

Summer is peak roofing season in Chicagoland. Long days, reliable dry weather (usually), and shingles seal quickly in warm temperatures. Crews are busy and productive. Pros: shingles adhere optimally, jobs finish in expected timeframes, and warranties start from a predictable installation condition. Cons: peak demand means longer lead times (often 4-8 weeks), and prices can be slightly higher due to scheduling pressure. July thunderstorms occasionally disrupt work, but experienced crews plan around them. Summer is the best window for complex jobs — cedar shake, tile, or roofs with major flashing or structural work.

Fall (September–October): the sweet spot

Many experienced homeowners (and roofers) consider early fall the best window for roof replacement in Chicagoland. Weather is generally stable, temperatures are ideal for shingle sealant, and crews are less backed up than midsummer. September and October consistently have the best conditions. Pros: ideal temperatures, reliable weather, shorter lead times than summer, and gets the job done before winter. Cons: it's a booking frenzy — everyone who procrastinated in summer is calling in fall, so quality contractors book up fast. If you want October installation, start in July.

Late fall (November): the deadline

By November, temperatures start dropping into the range where asphalt shingles won't self-seal until spring. They'll still be installed and technically waterproof, but the thermal sealant strips that bond shingles together don't activate until sustained temperatures above 50-60°F. That means shingles installed in November or later are slightly more vulnerable to wind uplift until the next warm season. Professional roofers handle this with hand-sealing (manually placing sealant under each tab) but it's extra labor. If you have no choice — a storm took your roof off in November — don't wait until spring. Any roof is better than an unroofed house. Just know the trade-off.

Winter (December–March): not our first choice

We install roofs in winter regularly — sometimes you have no choice. Emergency repairs, storm damage, real estate closing deadlines, insurance deadline pressure. It's possible, but not preferred. What changes: crews work shorter days (less daylight, cold breaks), tear-off is harder on frozen decking, shingles can't self-seal until spring, and some materials (metal, coatings, adhesives) have temperature minimums that limit what we can install. Pros: shortest lead times, some contractors offer winter discounts. Cons: higher risk of weather delays, shingles need hand-sealing, and the finished product needs the following spring to reach full seal. If you do winter work, hire an experienced contractor — this is not the season for the cheapest bid.

What about pricing by season?

Pricing isn't as seasonal as most homeowners think. The myth is that winter is cheaper because demand is low. In reality, most Chicagoland roofers hold prices steady year-round and it's more about availability than discount. Where you can get better pricing: book in the off-season (December-February) for a spring or early summer installation. Some contractors offer 5-10% off for this kind of advance commitment because it fills their calendar. Where you should NOT chase cheap pricing: emergency storm work, where the cheapest bid is almost always the one cutting corners.

What we recommend

Based on 30 years of doing this in Chicagoland: if you can choose your timing, aim for May-June or September-October. These shoulder windows have the best combination of weather, temperatures, and crew availability. If you can't choose — because you've got active leaks or storm damage — don't wait. A bad roof in November is a flooded attic by March. Our worst-case calls every year are homeowners who knew they had a problem in September and waited until May 'because it's the right season.' The right season is before the damage spreads to your interior.

When to start the conversation

For a May-June installation, start getting estimates in February or March. For September-October, start in July. For anything else, start yesterday.
